Question about renting

The first thing to clarify is the monthly rental fee. If the house is furnished or unfurnished, the number of people in the household and other factors will affect the rental price. You should find out whether you will have to pay for electricity and water usage. Some landlords may also expect tenants to pay for gas if they have piped gas. If the house is unfurnished, you may have to rent the furniture and appliances separately. You should also find out if there are any additional fees. You may be expected to pay a certain amount as a security deposit before moving in. If the house is furnished, the security deposit may be greater.

Look for signs of damage and verify whether all utilities and amenities, like elevators and security systems, are in working condition.

It is recommended to choose a RERA-registered broker as the authority has guidelines for brokers and grievance redressal in case of any complaint.

The landlord must refund the security deposit after deducting arrears at the time of vacating the property.

Before renting a house, find out the landlord’s policy on repairs and maintenance. If something breaks, who will repair it? Is there a specific company or person that does the repairs? Is there a particular person who deals with maintenance issues? Does that person have set hours or days when they are available for repairs? Or does the person come whenever a problem arises? If something breaks and you have to call a person to come to fix it, find out when they are available. If you need to schedule an appointment, you may have to wait several days or weeks to get it done. It may be easier to wait and see how long repairs take at that house before committing to renting it.
